About Alam Sutera Project @ Bukit Jalil, Kuala Lumpur

Alam Sutera is a charming 71-acre residential enclave in Bukit Jalil offering convenience, quality and creativity. The planned 700 residential units consist of condominiums, double-storey terrace houses, double-storey semi-detached homes, bungalows, bungalow lots and shop lots.

Alam Sutera is developed on natural landform thus maintaining an existing valley, which is turned into a garden. This low-density project offers an alternative to those who prefer a more intimate address within a niche boutique development. Amenities for residents are available next door in Bandar Kinrara.

Launched in 2005, homes in Alam Sutera have already shown an appreciation of 21%.

Semi-detached homes that were launched in 2006 were priced in the region of RM640,000 - RM720,000. In 2007, new semi-detached homes were released at a higher price of between RM670,000 - RM835,000. Citra Sutera double-storey terrace homes, priced from RM550,000 onwards. The estimated GDV for Alam Sutera is RM201 million.



Sub-Sale Market Scenario in 2011: -


In 2011, the semi-detached homes were launched and all sold at RM1.4Mil and the sub-sale units were asking RM1.8Mil.


The bungalow lots were launched at RM45 per sq.ft. in 2005 and the last phase were sold at RM72 per sq.ft. in 2009. The sub-sale price for bungalow lots were transacted between RM90 - RM100 per sq.ft. in 2011 depending on the location, land size and shape.
