Kwong Hing buys Menara Pan Global, KL City Centre

Property developer and manager Kwong Hing Group pays an estimated RM160 million for the 38-storey building in Jalan Puncak, off Jalan P. Ramlee

Property developer and manager Kwong Hing Group has bought Menara Pan Global, located within the Golden Triangle, for an estimated RM160 million from PanGlobal Bhd, sources say.

Menara Pan Global, a 38-storey building in Jalan Puncak, off Jalan P. Ramlee, houses 18 levels of office space with a total built-up of 400,000 sq ft.

The 18-year-old building also houses nine levels of hotel suites operated by Pacific Regency, while another eight levels have a total of 420 parking bays.

A source told Business Times that Kwong Hing paid a deposit for the purchase last week.

The group, whose prized assets includes Wisma Hamzah Kwong Hing in Lebuh Ampang, now has assets valued at RM600 million.

An official from Kwong Hing declined to comment when contacted.

It is understood that Kwong Hing may invest further to upgrade both the office space and suites to better compete with offices in the Golden Triangle.

The office lots are said to have 70 per cent tenancy.

Similarly, Kwong Hing will do some work on the 153-suite Pacific Regency, famous for its rooftop Luna bar, to improve its average room rate.

This purchase will see the group venturing for the first time into the hospitality sector.

A source said that the management team and the staff of Pacific Regency will be maintained where possible.

However, the name of the building could change.

It is understood that the sale forms part of PanGlobal's restructuring exercise. The company was delisted from Bursa Malaysia in July last year.

The Kwong Hing group's properties include Wisma KH in Jalan Sultan Ismail, Plaza Pengkalan in Jalan Ipoh and Wisma Fui Chui in Jalan Cheng Lok.

It also owns shopping centres along Jalan Tuanku Abdul Rahman and Jalan Petaling and Bangunan HSBC in Medan Tuanku.

Analysis

Megan Avenue 1 is suitable for any organization which is looking for a loud and outstanding office address without forking much expense for it. Megan Avenue 1 is said to be among the cheapest decent office suites one can find in the city centre and which is one of the reason why it is almost fully occupied at most times.
However, Megan Avenue 1 looks crammed in between of futuristic skyscrapers surrounding it. With a few more upcoming modern skyscrapers such as Acadia Residensi, Megan Avenue 1 will definitely look old and out-dated.
Due to rapid development growth within the small Persiaran Hampshire enclave, the area looks busier and merrier day by day. Analysis

Plans to demolish the Crowne Plaza Mutiara Hotel and Kompleks Antarabangsa are currently under discussion, to make way for a multi-billion-ringgit mixed commercial development. Tradewinds Corp Bhd (TCB) is currently in talks with several local and foreign investors with hopes that they will help to finance this project. Chairman Tan Sri Megat Najmuddin Khas told Business Times that they are talking to potential developers both local and foreigners.
He also hoped that TCB will be the major stakeholder in this joint venture. TCB has also obtained the development order to go ahead and come out with the detailed pans for the development. There are plans to build an office, retail and residential component to provide the group with recurring income. Net book value for Kompleks Antarabangsa as of December 2009 is RM159.83 million.

      Full details of the refurbishment and upgrading work of Bangunan MAS have not been disclosed as approval from the relevant authorities has yet to be established. PNB being an asset management company is certain to garner much return and not to mention publicity in anticipation of the new-and-improved Bangunan MAS and luxury hotel.

      With the prime location along Jalan Sultan Ismail, the financial district and one of the busiest streets inside KL, Menara Haw Par’s asking rental of approximately RM3.70 psf can be said to be on the low side when compared to other office’s rentals nearby. It is even lower when compared to the office rental in KL Sentral, which is already out of the golden triangle but still demands RM6.00 psf for those having 1,900 sf.
      Although Menara Haw Par is a bit old, having been over twenty years, but it was fully refurbished in 2002. Of course one cannot expect much of the latest modern building structure and style as compared to those newly built ones, but this office block does come with good practical amenities.
