Bukit Manda’rina (also known as Bukit Mandarina) is a leasehold residential development nestled at Cheras. This development is developed by Manda’rina Sdn Bhd, one of the subsidiaries of IJM Land. The completion of Phase 1 was in 2007, and Phase 2 is scheduled to be completed in 2010.
Bukit Manda’rina Phase 1 comprises 92 units of 2- and 3-storey terrace house. Meanwhile Phase 2 comprises of 2.5-storey of 55 units semi-detached houses built within a parcel of 66 acre land.
According to sources from IJM Land, this plot of land will consist of condominiums, bungalows, low cost & medium cost flats, as well as terrace houses. IJM offers 6 types of design for Phase 2 with the built up ranging from 3,115 sf to 3,833 sf.
Unlike other high-end semi-detached or bungalow developments, Bukit Manda’rina is not equipped with facilities such as swimming pool or gymnasium. However, the residential does provide 24-hours security as it is a gated and guarded for its Phase 2 semi-d development. The monthly charges for security is regarded at the high side, which is RM250 per month as there are only 55 units of exclusive semi-detached in this development.
In terms of amenities, Bukit Manda’rina enjoys full amenities due to its strategic location which close to Taman Connaught. There are a few school found within the vicinity such as Sekolah Jenis Kebangsaan © Taman Connaught and Sekolah Kebangsaan Seri Anggerik. Besides that, University College Sedaya International is located less than 3 minutes drive from the residential.
Apart from the academic institutions, residents of Bukit Manda’rina also get to enjoy the convenience of nearby Giant Hypermarket and shop lots at Taman Connaught, which covers all the amenities that one may need such as bank, restaurant, utilities shop and etc.
In terms of accessibility, Bukit Manda’rina is well served by networks of highways, which includes Lebuhraya Hubungan Timur Barat, Lebuhraya Cheras-Kajang and Middle Ring Road 2.
Furthermore it is only 5 minutes drive to the nearest Bandar Tasik Selatan LRT station, where one can find KTM Komuter, Rapid KL LRT and KLIA Express. Also, the newly built Integrated Transport Terminal for southern hub is located beside Bandar Tasik Selatan LRT station.

Analysis
The developer Manda’rina Sdn Bhd, which developed the whole development of Bukit Manda’rina, is one of the subsidiaries of IJM Land. The latter is no doubt one of the best and largest developer in Malaysia. Their developments covered the northern region, center region, southern region of Penisular Malaysia, as well as East Malaysia with good track records.
The developer intends to bring nature and greenery concepts in this development, as it is located at elevated prime land and nestled near a lush forest reserve.
Aside from nature and greenery, Bukit Manda’rina enjoys full amenities and convenience due to its strategic location close to Taman Connaught. The low density and the exclusivity of the development also contribute to the high demand from buyers and investors.
Bukit Manda’rina has received very well response since launching by the developer, and achieves remarkable sales. It is generally a good buy especially for own stay, as it offers full amenities.
Though some might feel the selling price of the property is on high side given that its leasehold tenure and inadequate facilities within the development, nonetheless Bukit Manda’rina still remained as one of the highly demanded development in Cheras.

A Change of Perception of Today's Cheras

Today's Cheras is totally different from the Cheras we used to know 10 years ago. The younger generations here now are much more knowledgeable in terms of buying houses. They know exactly what a nice house is. Simply a bare big house concept doesn't work in Cheras anymore. They want modern design, practical layout and also neighbourhood.

It's not an easy task to find such houses in Cheras at this juncture. The big developers know very well about this. That's why Dijaya, Mah Sing, IJM, Glomac, Mutiara Goodyear and Singapore's Lum Chang are here in Cheras and they are doing very well.

Bandar Mahkota Cheras is one of the up and coming townships in Cheras. We have received a lot of inquiries on bungalow houses in Bandar Mahkota Cheras but there are no supply at all. Old fashioned houses with small layout and low ceiling are not in favoured. No matter how you renovate it, you will never achieve what today's modern design can give you. Moreover, the renovation cost is so expensive nowadays.

The modern contemporary and minimalist design with single pitch roof, high ceiling and full height glass panels are the design they are looking for. This is the trend in Cheras today. Just take a look at the newly launched projects like One Lagenda by Mah Sing, Taming Mutiara 2 (by Tanming) and Eastpark 72 (by Lion). Also, take a look at the design of the multi-million house in Singapore's Sentosa Cove, then you know what we mean...

Seri Maya Condominium, Jalan Jelatek

Seri Maya is a condominium comprising of lowrise and highrise apartments with a total units of 1400 apartment approximately. There are 2 lap pools, 3 gymansiums, 3 children playgrounds and 24hr security. It is located 4km away from KLCC, close to amenities, particularly the Putra LRT Station (the LRT to KLCC & PJ) is situated right opposite Seri Maya. 90% of the occupants are expatriates.

In view of the current economy slowdown, Seri Maya has become an alternative dwellings for KLCC expatriates.
