Marc Service Residence - Brief Info.



Marc Service Residence is a luxury condominium developed by Beverly Tower Development, which is one of the many unknown developers with the ability to deliver their projects with much success. The local developer focuses on the property/real estate industry and has managed to put together the condominium, Marc Service Residence. The condominium adapts the serviced residence concept which is a norm for many modern apartments these days. This means that the rooms in the condominium will be serviced regularly rather than waiting for about three months or more for a cleaning service.

Looking positively at this condominium, it has all the normal facilities that are needed for daily usage. The car park would be the most ideal reason for you to purchase/rent this condominium because of its location. As we know KLCC is known for its busiest streets and its traffic jams, so the road will be limited with parking spaces. However it is important to know that the car park does not come cheap as there will be monthly fees for a slot. Apart from the car park there is nothing much to talk on the facilities. Besides that, the condominium is just five minutes away by foot to Suria KLCC shopping center which will ease your shopping needs. Public transport by train would also not be a problem with the KLCC LRT station nearby the condominium. There are also a lot of restaurants and food outlets nearby.

Analysis:

However, there is much to say about what Marc Service Residence is lacking. Despite its completion in 2007, the condominium’s finishes are not as notable as the other newly developed condominiums in KLCC. In terms of location, Marc Service Residence may be placed at a hot spot of Kuala Lumpur but that would equals to having difficulties going in and out of the condominium. This is because of the congested traffic in KLCC where hundreds of cars will be roaming the streets daily. It would not be very convenient to have yourself waiting in a traffic jam when your home is just few minutes away by foot. Most of the jams are caused by the narrow roads of Kuala Lumpur which seem to be over-flooding with vehicles. So, unless you are working nearby, Marc Service Residence would not be proper for one that works far from KLCC.

If you are looking for a condominium that is cheap, then Marc Service Residence is definitely not up for your choice. The reason being that the price is looking at about RM1,000 to RM1,300 psf subsale, which is undeniably expensive. Renting a unit would cost about RM3,000 or more for a 1-room studio unit and a whopping RM20,000 for a luxurious 4-room penthouse. This condominium probably targets high-end buyers/investors. Those who bought the property when it was first completed had the better deal at about RM700 psf developer’s price, which is an impossible price now. In 2007, this condominium managed to secure fifth place in the top ten most expensive developments in Kuala Lumpur.

Units of the condominium facing the construction site of Glomac Tower will be experiencing discomfort. First of all, the view will be blocked by the Glomac Tower which is still under construction and there will be lots of noises from the construction site. It will not be pleasant to have your sleep disturbed by the loud banging sounds from the construction site. The neighborhood of Marc Service Residence is also very densely located. There will be the Mandarin Oriental and Ascott very nearby each other. So, if you are looking for a wide and spacious environment, Marc Service Residence will definitely not be your choice. Furthermore, a few minutes down the road and there will be Kuala Lumpur’s most infamous clubbing street. Having nightclubs nearby your residence will be a bad idea because of the loud music and also influence on your children.

Seeking for education will not be very ideal as there are not many government schools located in KLCC. So, if you are looking for a good school it would mean that you have to spend about half an hour to drop your children at a nearby school. Considering the traffic flow in KLCC, it might even take more than half an hour during peak hours. Hence, it would not be ideal to live in this condominium if you have quite a number of people in your family and kids still in school.

Seri Maya Condominium, Jalan Jelatek

Seri Maya is a condominium comprising of lowrise and highrise apartments with a total units of 1400 apartment approximately. There are 2 lap pools, 3 gymansiums, 3 children playgrounds and 24hr security. It is located 4km away from KLCC, close to amenities, particularly the Putra LRT Station (the LRT to KLCC & PJ) is situated right opposite Seri Maya. 90% of the occupants are expatriates.

In view of the current economy slowdown, Seri Maya has become an alternative dwellings for KLCC expatriates. There are a lot of tenants (expatriates) migrated from KLCC condo to Seri Maya - reasons being, Seri Maya is easily accessible to KLCC via LRT, expats community, safe living environment, more greens and much more affordable!
